FAQs — Mortgage Broker in Kangaroo Point

Where Brisbane's History Meets Its Skyline

Few suburbs are as instantly recognisable as Kangaroo Point.

Positioned on a peninsula surrounded by the Brisbane River, Kangaroo Point offers one of the city's most distinctive landscapes. Towering cliffs overlook the CBD, the Story Bridge stretches across the river, and kilometres of waterfront parklands connect residents with some of Brisbane's most iconic views.

Today, the suburb is regarded as one of Brisbane's premier inner-city residential locations. However, its identity has been shaped by almost two centuries of history, from convict quarries and shipbuilding yards to modern residential towers and riverside recreation.

Rather than reinventing itself overnight, Kangaroo Point has continually adapted while preserving the landmarks that make it unlike anywhere else in Brisbane.

One of Brisbane's Oldest Suburbs

Kangaroo Point is among Brisbane's earliest settled suburbs.

Long before it became known for luxury apartments and riverfront living, the area played an important role during Brisbane's convict settlement. In the 1820s, convicts quarried volcanic rock from the Kangaroo Point Cliffs, providing building stone for many of Brisbane's earliest public buildings, including the Old Windmill and the Commissariat Store.

During the late nineteenth and early twentieth centuries, shipbuilding, engineering works and maritime industries became major employers along the riverfront. These industries shaped the suburb for generations before gradually giving way to residential redevelopment from the 1970s onwards.

Today, remnants of this industrial history remain alongside modern homes, parks and public spaces, giving Kangaroo Point a unique connection to Brisbane's past.

The Cliffs That Built a City

Few natural landmarks are as closely connected to Brisbane's history as the Kangaroo Point Cliffs.

While they are now famous for rock climbing, riverside walks and panoramic city views, the cliffs were originally created through quarrying carried out by convicts in the early years of the Moreton Bay settlement.

The distinctive Brisbane Tuff extracted from these cliffs became one of the city's most important building materials during the nineteenth century, helping construct many of Brisbane's earliest government buildings and infrastructure.

Today the former quarry has become one of Brisbane's most popular recreational destinations, attracting climbers, runners, cyclists, photographers and visitors throughout the year.

Sunrise and sunset are particularly popular times to visit, when uninterrupted views across the Brisbane River showcase the Brisbane skyline at its best.

Living Beside an Icon

The opening of the Story Bridge in 1940 permanently changed Kangaroo Point.

Before the bridge was built, ferries provided the primary connection between Kangaroo Point and the northern side of the river. The Story Bridge dramatically improved accessibility, linking the suburb directly with Fortitude Valley while supporting Brisbane's continued expansion.

More recently, the completion of the Kangaroo Point Green Bridge has added another important connection, allowing pedestrians and cyclists to travel directly between Kangaroo Point and Brisbane CBD in only a few minutes.

These two bridges have helped transform the suburb into one of Brisbane's most walkable inner-city locations, making daily commuting, riverside recreation and city access exceptionally convenient.

Riverside Living at Its Best

Although Kangaroo Point sits only moments from Brisbane's commercial centre, much of the suburb revolves around the river.

Walking and cycling paths follow the waterfront for kilometres, connecting residents with South Bank, the City Botanic Gardens, Howard Smith Wharves and neighbouring suburbs.

Captain Burke Park, the Cliffs Boardwalk and numerous riverside picnic areas have become favourite gathering places for locals, while CityCat services provide another enjoyable way to travel across Brisbane.

Rather than simply looking at the river, Kangaroo Point encourages residents to experience it as part of everyday life.

Whether enjoying a morning run beneath the Story Bridge, an evening picnic overlooking the skyline or a weekend kayak along the river, outdoor recreation forms an important part of the suburb's identity.

A Diverse Residential Landscape

Kangaroo Point offers one of Brisbane's most varied housing markets.

Historic cottages and heritage-listed homes remain in quieter pockets of the suburb, while modern apartment developments line much of the riverfront, taking advantage of exceptional city and water views.

This diversity allows the suburb to appeal to a broad range of residents, from professionals seeking an easy commute to downsizers wanting a vibrant riverside lifestyle.

Unlike many newer apartment precincts, Kangaroo Point's long history and established public spaces create a neighbourhood with genuine depth and character.

Looking Towards the Future

Kangaroo Point continues to evolve as Brisbane prepares for the coming decades.

Improved pedestrian connections, continued investment in public spaces and Brisbane's preparations for the 2032 Olympic and Paralympic Games are expected to further enhance the suburb's accessibility and international profile.

At the same time, its defining landmarks — the Story Bridge, the Kangaroo Point Cliffs and the Brisbane River — remain unchanged, continuing to shape the suburb's identity just as they have for generations.

For buyers seeking a location that combines history, natural beauty, outstanding connectivity and one of Brisbane's most iconic riverside settings, Kangaroo Point continues to stand among the city's most distinctive residential destinations.

Kangaroo Point has an established rental/apartment signal: 62.1% of occupied dwellings were rented and 87% were apartments in the 2021 Census. REA's July 2025–June 2026 suburb profile reported a house median of $1.81 million and a unit median of $889,000. Median unit rent was $750 per week with an indicative gross yield of 4.3%.

Gross yield is not net cash flow or a forecast. Check vacancy, body corporate, defects, insurance, management, rates, land tax where applicable, competing supply and resale depth. These are area-level signals, not proof that a particular property is suitable or fairly valued. Check the individual dwelling, street, insurance, overlays, condition, ongoing costs and comparable sales.

Choosing the right lender is one of the most important — and most overlooked — decisions in your home buying journey. The right lender for one borrower may not be the right fit for another depending on income type, deposit size, credit history, and property use. Smart Mortgage Corp compares home loan products from 30+ lenders across the full market spectrum for Kangaroo Point property buyers.

This includes the Big Four banks (ANZ, CBA, NAB, Westpac), who offer stability and broad branch networks; second-tier lenders (ING, Macquarie, Suncorp, Bank of Queensland, Bendigo Bank) who are often more competitive on rate and cashback offers; and specialist non-bank lenders (Pepper Money, La Trobe Financial, Liberty, Resimac) who can accommodate borrowers with complex income structures, self-employment, or past credit issues.

Rather than visiting banks one by one — each of which runs a credit enquiry that can lower your credit score — our brokers run a single assessment and present you with the most suitable options for your circumstances. Use our mortgage repayment calculator to get an estimate, or contact us to start your comparison today.

We compare apartment rules, maximum loan-to-value ratios, proposed-rent treatment, existing debts and usable equity. Lenders usually shade rent for serviceability, so advertised rent cannot simply be treated as fully available income.

We model principal-and-interest and interest-only structures, holding costs and cash buffers, then check the building and valuation before submission. Investment performance and approval are not guaranteed. Discuss the finance strategy.
